4 - Call Up: Technical Document Review for 2855 N. 63rd St. (fromerly 6032 Butte Mill Rd.) TEC2009-00034 MEMORANDUM TO: Plarming Board FROM: Charles Ferro, Land Use Review Manager DATE: December 9, 2009 StTBJEC1': TECHNICAL DOCUMENT REVIEW: Final Plat for the subdivision of one lot into two lots at 2855 N. 63"' St. (formerly known as 6032 Butte Mill Rd.). The new lots are proposed to be 186,411 sf (Lot I ) and 299,039 sf (Lot 2). A 39,420 sf outlot for drainage purposes is also included as a part of the proposed subdivision. Lot 2 will serve as the new headquarters for Boulder Special Transit. "]'his approval is subject to call-up on or before December 23, 2009. Attached is the disposition for the conditional approval of a Final Plat for the subdivision of one lot into two at 2855 N. 63 d St. (formerly known as 6032 Butte Mill Rd.). Backp,round: Lot 2 of the subject property was granted a Site Review approval (LUR2009-00045) from Planning Board on September 23, 2009 for the development of a 53,000 square foot operations/administration center and maintenance facility for Boulder Special 'T'ransit (BS'T'). There is one shared outlot proposed for on-site detention purposes. The conditions of the Site Review approval required that the property be subdivided prior to the issuance of a building permit for the BST facility. There is no current development proposal pending for Lot 1. Access to each lot will be provided with one vehicular access front Butte Milt Rd. and two from 63"r St. The properties will also share an internal access drive. A portion of right-of-way will be dedicated to the city through the subdivision process to allow for the realignment of the corner of Butte Mill Rd. and 63" St. from a 90 degree turn to a corner with a safer turn radius. Conclusion: Staff finds that this application meets the criteria set forth in section 9-12-8, "Final Plat," B_RC. 1981 and the lot standard criteria set forth in section 9-12-12, "Standards for Lots and Public Improvements," 13.R-C., 1981. 171is proposal was approved by Planning and Development Services staff on December 9, 2009, and the decision may be called up before Planning Board on or before December 23, 2009. There is one Planning Board meeting within the 14-day call up period on December 17, 2009.
