4 - Call Up: Minor Site Review Amendment (LUR2009-00016) Boulder County Day School 4830 Nautilus Ct. North MEMORANDUM TO: Planning Board FROM: Charles Ferro, Case Manager DATE: April 24, 2009 SUBJECT: Call Up item: Minor Site Review Amendment LUR2009-00016: 1,647 square foot classroom addition located at on the campus of the Boulder Country Day School at 4830 Nautilus Ct. North) Existing Conditions: The Boulder Country Day School is an existing private school campus that serves students from preschool through eighth grade. The campus is located within the Residential Nigh Density (RH- 4) zone district, which is defined in section 9-16, B.R.C_ as: High density residential areas primarily used for a variety of types ojattached residential units, including, without limitation, apartment buildings, and where complementary uses may be allowed. All properties immediately adjacent to the site are also within the RI I-4 zone district. The school was constructed in 1998 and will have a maximum of 370 students upon build out. Please refer to Attachment A for a location map. Proposal: Attached is the disposition of approval for a 1,647 square loot, classroom addition (for a total two story classroom building size o1' 14,560 square feet) located at 4830 Nautilus Ct. North. The proposed architecture and building materials is compliant with what has been approved for the site and does not require any modification to the land use code. Process and Public Comment: The original site plan was approved in 1998 for phased development of the campus. Per section 9-2-14(1), B_R.C. 1981, any revision to an approved site review (that exceeds the limits of what may be considered through the Minor Modification process) must be made as an amendment to the original Site Review approval. In this case, the proposed addition is eligible for consideration as a Minor Site Review Amendment. The Minor Site Review amendment application was advertised in accordance section 9-4-3, B.R.C. 1981 and notices were mailed to all property owners within 600 feet of the subject location. Staff received no public comments regarding the application. Conclusion: Staff finds that the proposed Site Review Amendment meets the relevant criteria pursuant to section 9-2-14(1) B.R.C. 1981. Please refer to AttachmentB for the disposition of approval and the conditions of approval. This proposal was approved by Planning and Development Services staff on April 24, 2009 and the decision may be called up before Planning Board on or before May 7, 2009_ There is one Planning Board nuetin schedided 4vitldn the 14-day call tip period on May 7, 20(11.
