Attached is the disposition of approval for a Minor Amendment to an approved Site Plan
to recm~ord~ealnadn existing single-family residence.
Bacl~:
3059 6" Street is comprised of three lots: 39, 40, and 41 of Block 33 in the Newland
Addition Subdivision (PUD P-92-21). The PUD secured setback variations as follows:
Required Permitted by PUD
Rear yard (proposed addition) 25' 22.4'
Rear yard (existing house) 25' 2.9'
3059 6`~' Street is within the RL-I, Residential Low-1, zone district, which is defined as
"single-family detached residential dwelling units at a low to very residential density"
(Section 9-5-2(c), B.K.C. 1981). The existing single-family residential dwelling is
approximately 2,526 square feet. The proposed remodel includes a 1,090 square foot
addition on the main and second floors (585 and 505 square feet, respectively); a 542
square foot addition to the basement; and an additional 512 square feet of covered front
porch.
The RL-I zone district limits floor area ratio to .8 and, at .27 the proposed development
will have a floor area ratio well below that permitted. Additionally, the proposed
development will retain over 70% open space with the addition.
Conclusion:
Staff finds that this application meets the Minor Amendment to Approved Site Plan
criteria set forth in Section 9-2-14(I), B.R.C., ] 981 in terms of consistency and
compatibility with the existing zoning district and surrounding neighborhood.
This proposal was approved by Planning and Development Services staff on June 27,
2008, and the decision may be called up before Planning Board on or before July 11,
2008. There is a Planning Board meeting within the 14-day call up period on July IOth.
