Hi, Tim and Landmarks Board member,
I am writing in support of Trudy Hutchings' request to restore #14 Chautauqua to a livable residence. My
husband, John, and I own #10 Chautauqua Park and have been permanent residences in the park since 1987.
#10 has been in my husband's family since 1959 and John spent a good chunk of his childhood (starting in
1957) living year-round in Chautauqua. I say this as a way to illustrate our deep love of and commitment to
Chautauqua Park as a Boulder institution, National Historical Landmark, and long-term residential community
(the latter being an element that is too often forgotten when Chautauqua gets discussed).
It is the community, particularly the summer community which is now into its seventh generation, that has held
this area together through thick and thin. And while we value the traditions of the past, like Quiet Hours and
some of the other social traditions, we also value keeping Chautauqua as a modern, vital institution that needs to
adapt and change so as to continue to serve the Boulder community, and now the people of the United States,
well. While every effort should be made to keep the "look and feel" of the historic Boulder Chautauqua in place,
there is little about the current manifestation of #14 that is historically important. Plus, a past owner was not
able to keep it up for a number of years and so there are major issues that need to be addressed, not the least of
which is a non-fixable foundation.
I would hope that the Landmarks Board, which has been most helpful to John and me in the past as we have
sought to keep #10 cared for in a realistic but historically relevant way, would look favorably at what Ms.
Hutchings is requesting to do. I ask the Board to look at her request in the context of the total Chautauqua
community, past, present and future, and recognize that she is trying to bring #14 back to a liveable condition
while keeping the character of the house within the historic neighborhood. Please support her plans so that #14
will be a viable residence well into Chautauqua's second century and beyond.

Mr. Plass, I am writing you as chair of the Landmarks Board to express my support for the petition of Trudy
Hutchings to demolish Cottage 14 in Chautauqua and rebuild. I have seen her plans and the new house will fit
in so much more than the present cottage. It is boxy with modern windows and not a fit for the Chautauqua
grounds.
Furthermore, there are no historic walls in existence except for 2 interior walls so the house does not qualify as
historically significant. The foundation is beyond repair and after two years of ownership, Ms. Hutchings really
doesn't have any other options.
I own Cottage 8 and hope that you will support her request. Thank you in advance for your consideration.

1 believe the existing house is a negative to the area and should be torn down.
The proposed plan that I have seen looks terrific and I believe is consistent with the historical character which needs to

Our neighboring house, Cottage 14 (we own Cottage 801), is in bad shape, especially the foundation. We have seen the
architect's drawing of her proposed house that would replace the existing house, and it appears that it would meet
Chautauqua standards. I am hopeful that Trudy Hutchings will now be allowed to move ahead with replacing the existing
structure, of which only two inside walls remain from the original house, as we understand
the history of the remaining house.
Thanks for considering this letter of recommendation, and hopefully Trudy might initiate her replacement
structure in the near future! It will be nice to upgrade the present, deteriorated house and at the same time to
be consistent with Chautauqua's high standards and attention to the history of our various homes.

drawings of the east elevation, and I believe that this change would be a significant improvement for
Chautauqua. Without the approval of the application, this cottage would most likely remain uninhabited until
Ms. Hutchings could make an alternate plan.
The rendition of the proposed cottage would enhance our Chautauqua neighborhood. Although caring for the
historical value of each cottage on the grounds is important, working with cottage owners to improve their
cottages is also an important fiduciary duty.

Chautauqua Cottage #14, Trudy Hutchins
Apparently Trudy Hutchins or her representative has applied for a demolition permit for
her Chautauqua cottage. James Hewat with the City Historic Planning Department brought to my
attention a conflict between the CHS's Boulder Survey of Historic Places done in 1995 and our
NI TL nomination.
Following is a summary of the '95 CHS survey:
Actual date of construction- 1925. (The north/south hip roof and north facade of the original 1899
building still remains on the existing cottage.)
Condition- fair. (I'd say deteriorating, especially foundation)
Extent of alterations- major. "Major remodeling. Non-historic siding; security door; plate glass
and other window alterations; wrought iron railings"
National Register eligibility; individual- no.
National register Eligibility, contributing to district- no.
Local landmark designation- yes.
Historical background- "This 1925 cottage replaced an earlier, smaller house on the site which
had been present on 1900 through 1922 Sanborn insurance maps." (I have 1919, 1924, and 1928
Department of Public Service Parks Division maps that fill in some of the spaces on the Sanborn
maps. The 1924 Parks map shows this cottage the same as the '22 Sanborn map. The 1928 Parks
and 1931 Sanborn maps show what appears to be added porches on both the east and west sides.
The added area is consistent with porches, not enclosed space on all the maps.)
Statement of significance- "Alterations have diminished the historic property of this building.
This cottage is one of the most altered historic resources on the Chautauqua grounds."
Following is a summary of the NHL nomination re: cottage #14 (1899):
"....was built in 1899 as an investment property....In 1917, Rabbi Joseph Blatt bought the
cottage...... The first year of Blatt's ownership, shed roofed additions were built to the west,
north, and south. The porch on the east facade was enclosed that year as well. (As above, none of
the maps indicate any enclosed additions at least by 1931. Also the original north/south hip roof
appears to go to the current north wall, apparently discounting any north addition.) The
integrity of the building is somewhat diminished by modern exterior features.... In the 1980's
plate glass and other nonhistoric windows were installed in each elevation. Still, the cottage
retains most character-defining features of Chautauqua cottages."
The cottage interior is currently gutted exposing all the framed studs and roof rafters. My
observation of the interior indicates the existing north/south hip roofed portion of the structure is
an addition of about 50% to the original footprint. Viewing the exposed floors and placement of
the fireplace confirms the 50% addition. Two of the probable original 1899 framed window
openings are visible, although the openings were sided over at some point in time.
I don't know what's involved with "de-listing" a contributing property, but it seems to
me that this cottage would be a candidate to be considered non-contributing to our district.

Subject: Support for the Demolition of Cottage #14 in Chautauqua Park
As a full time Chautauqua cottage owner for 35 years; a member of a family that has
come to Chautauqua for 90 years; and a Chautauqua Board member, I recognize the
importance of the preservation of the vast majority of our historic structures. I
would not consider Cottage #14 one of those structures.
Cottage #14 is out of character from any of the other cottages in the Park; it is
structurally unsound and cannot be occupied; and with the exception of two interior
walls, it is not historic. With the plans that Ms Hutchings is submitting, Chautauqua
has the opportunity to add a new, attractive, energy efficient cottage that would be
much more in keeping the with architecture and feel of the Park than the existing
cottage ever was. I am thrilled that someone is stepping up to do this work and in
doing so will improve the overall look of the neighborhood. This cottage has looked
terrible for many years.
