Hi Meghan, we have one child and another one on the way. Following the BOZA hearing and approval
of our side setback variance request for our addition, we realized that our interior floor plans had a major
problem; one of our children's bedrooms would be on the ground floor and the master bedroom and the
other child's bedroom would be on the second floor. We initially thought that this would work, but on
further reflection, we realized that this is not an acceptable situation. We went back to the drawing
board and, without changing the footprint of the addition and without any major modifications to the
exterior, we changed our interior layout to come up with a much more functional design.
Our revised plans: 1. move the master bedroom downstairs; 2. add a small master bath downstairs;
3. enlarge the living room downstairs; 4. put a small children's bedroom and a small guest
bedroom/office in the new addition upstairs; 4. provide access to the upstairs family room (formerly the
master bedroom) for all three upstairs bedrooms; and 5. eliminate numerous smaller problems and issues
with the original plans (e.g., dead downstairs hallway space, flex room thaYs disconnected from normal
circulation of the house; a room separating the master bedroom from the master bath, and the limited
utility of the small living room).
The revised plans provide for an addition that is within the same footprint previously approved by
BOZA. The addition of the dormers upstairs was necessary to provide adequate headroom for the two
new rooms. These dormers meet all code requirements (e.g., solar shadow and height requirements) and
my neighbor next door, Jack Burks, prefers the revised plans with the addition of the dormers. I have
sepazately submitted a letter fi-om him regarding his approval of the revised plans. The revised plans
also result in less demolition to the current roof and better flow throughout the interior of the house.
Moreover, the dormers are consistent with the architecture and character of the house, which already has
several dormers.
In summary, the revised plans make no changes to any setbacks, the building footprint or the square
footage of the addition but the revisions make dramatic improvements to the functionality of the house
over the previous plans. I understand from speaking with you that the addition of the dormer on the
west side is what triggers reconsideration by BOZA. This dormer is necessary to give the western
bedroom enough headroom to be habitable, and it has been approved by the neighbor that it faces.
