Would you be able to update the IH dashboard for me? A few questions for you: The Diagonal Plaza project did both cash-in-lieu and a land dedication. I’m not sure how that project should appear under the outcomes? The CIL data is skewed because we made a $2.2M refund of cash-in-lieu paid in 2021-22 by the 311 Mapleton project. Do you think we should just report the net numbers with the refund in 2023? Or adjust the past numbers so that the actual payments are accurate. I included a tab called ‘CIL fee- adjusted’ that shows the gross numbers. The number of projects and outcomes are a little misleading since they don’t include funded or 100% affordable projects. Technically IH applies to these projects as well. Do you think we need to address this or leave as is? Let me know if you want some more information on this issue. I didn’t personally validate or verify any of the CIL revenue numbers, Michelle handled all of that but may have worked with Tip, so I can’t personally attest to how accurate the financial numbers are. But I believe Michelle shared some of those numbers publicly before so it’s probably been vetted before. PDF of dashboard attached in case you have trouble accessing the link above (you need an active Power BI license to view that dashboard). I wouldn’t send the whole PDF to the reporter but you can grab the numbers from there. Our proposed stain selection is Benjamin-Moore: Arborcoat, Waterbourne Exterior Stain, Semi-solid ‘AC-33, Mesa Verde Tan’. Additional manufacturer data is attached. The image below includes the color swatch as well. In my experience, this is an ideal solution for creating a more-opaque color treatment, without the issues of chipping and maintenance requirements. On a scale of stains from fully-transparent to fully solid, this falls just before the fully solid option. The color is fairly neutral, and the idea is for it to read will with the historic stone colors on site, while still remaining a tertiary item on the site. The finish of the fence needs to meet this guideline: Generally, historic wood fences were painted or opaque stained. Transparent stains and unfinished wood are generally inappropriate. SK27-2 Exterior Elevations – No changes, comments from LDRC staff concurred that this approach of wall ties was appropriate. 3. SK27.3 Fencing – a. In response to fencing comments, the fencing has been slightly revised to show an additional horizontal member that relates to the spirit of the existing ‘non-historic fences’ that were previously on site. Previously, a larger gap (+/- 12”) was incorporated at the top edge of fencing. As this design ages, we’ve experienced significant sagging in the upper horizontal. Our proposed design incorporates this form, while filling in the space with continuous vertical boards. Additionally, to address comments re: view from the side walk upon approach, the revised design lowers the first (2) 5’-0” wide panels to a height of 3’-0” tall. The following (2) panels will be 4’-0” tall, and the remainder will follow city guidelines and be 5’-0” tall maximum. b. During a previous LAC, James Hewitt agreed that the existing fences on site were built by Marpa occupants and were not original to the property. Attached A01 Proposed site plan modifications is attached from 2020- 03-25, formally submitted 2020-05-11. c. There is a comment provided by staff that the fence should be painted. Is it acceptable that this fence be finished with a semi-transparent stain? We find this to be a better solution to preserve the materials, while avoiding the constant chipping and maintenance involved in a painted wood fence. There are also numerous fencing elements in the hill neighborhood that are also stained. 4. SK27.4 Building Signage – Per city comments, the signage was found to be generally acceptable. Our proposed stain selection is Benjamin-Moore: Arborcoat, Waterbourne Exterior Stain, Semi-solid ‘AC-33, Mesa Verde Tan’. Additional manufacturer data is attached. The image below includes the color swatch as well. In my experience, this is an ideal solution for creating a more-opaque color treatment, without the issues of chipping and maintenance requirements. On a scale of stains from fully-transparent to fully solid, this falls just before the fully solid option. The color is fairly neutral, and the idea is for it to read will with the historic stone colors on site, while still remaining a tertiary item on the site. The finish of the fence needs to meet this guideline: Generally, historic wood fences were painted or opaque stained. Transparent stains and unfinished wood are generally inappropriate. SK27.1 Site Plan – No changes, this sheet really just shows where the scope of work is being performed. 2. SK27-2 Exterior Elevations – No changes, comments from LDRC staff concurred that this approach of wall ties was appropriate. 3. SK27.3 Fencing – a. In response to fencing comments, the fencing has been slightly revised to show an additional horizontal member that relates to the spirit of the existing ‘non-historic fences’ that were previously on site. Previously, a larger gap (+/- 12”) was incorporated at the top edge of fencing. As this design ages, we’ve experienced significant sagging in the upper horizontal. Our proposed design incorporates this form, while filling in the space with continuous vertical boards. Additionally, to address comments re: view from the side walk upon approach, the revised design lowers the first (2) 5’-0” wide panels to a height of 3’-0” tall. The following (2) panels will be 4’-0” tall, and the remainder will follow city guidelines and be 5’-0” tall maximum. b. During a previous LAC, James Hewitt agreed that the existing fences on site were built by Marpa occupants and were not original to the property. Attached A01 Proposed site plan modifications is attached from 2020- 03-25, formally submitted 2020-05-11. c. There is a comment provided by staff that the fence should be painted. Is it acceptable that this fence be finished with a semi-transparent stain? We find this to be a better solution to preserve the materials, while avoiding the constant chipping and maintenance involved in a painted wood fence. There are also numerous fencing elements in the hill neighborhood that are also stained. 4. SK27.4 Building Signage – Per city comments, the signage was found to be generally acceptable.
