After surveying the exterior conditions of the building I have determined that major modifications in order to provide ADA compliancy are not feasible. a. A ramp of 5%grade or less at the entrance of the building would encroach into existing parking and sidewalks. b. There is not enough of a landing at the main entry of the building in order to utilize a lift, and construction of one would encroach into existing parking and sidewalks. c. A sidewalk accessing either of the two rear emergency exits of the space is not feasible from either direction of the building. From the east side of the building the walk would require the relocation of several large electrical and mechanical units,which combined with the cost of materials and construction of the walk would far exceed 20%of Alteration cost (%107,066.00). From the west side of the building the walk would measure over 200 lineal feet and would the material cost alone would exceed the 20% rule. 2. In an attempt to do everything within our physical and financial ability to bring our space up to current ADA standards we will make the following changes: a. Replace/modify all existing ADA signage at existing ADA restrooms to comply with current national ADA standards. Signage will have raised and Braille characters mounted on the latch side at 60" above finish floor. b. Re-stripe and clearly denote with new signage all existing ADA parking spaces in existing parking in front of building. c. All interior door hardware will be brought up to current national ADA standards and will be easily grasped with one hand, and require no tight grasping, pinching or twisting to operate. d. All interior door thresholds that exceed %" will have beveled sides. All exterior door thresholds that exceed %" will have beveled sides. e. Based on our discussions with you, and our review of the documents, we believe the following responses, in conjunction with the enclosed drawings, meet the spirit and letter of your concerns: Building: Detail compliance to IBC section 3409.6 and 3409.7 by surveying the accessibility of the facility and proposing improvement to bring the building into current accessibility compliance. Refer to architect to accessibility improvements. Contaminated air is not to be recirculated through the heating and cooling system per IMC 510.4 detail method of filtering return air. Per conversation with Mr. Poulsen (9:30 AM 519111), carbon filters and MERV 13 filters will be added to the rooftop units to control any airborne contaminants. Provide exhaust filtration system in all growing and processing areas per IMC 510.1. Per conversation with Mr. Poulsen, carbon filters and MERV 13 filters will be added to all exhaust fans to control airborne contaminants. Detail fresh air intake requirements per IMC Table 403.3 based on an occupant load of 8 per 1000 square feet and 60 cfm per occupant. Refer to Ventilation table, Sheet M1 for details. 2430 Broadway, Suite 301 Boulder, CO 80304 (303) 444-6038 New rooftop units are to meet a 30% better than code standard based on the 2006 TECC (SEER 13 and 80% efficient for 0-225K Btu/H). Per conversation with Mr. Poulsen, the requirement is 30% better than 2006 IECC or comply with ASHRAE's Advanced Energy Design Guide for Small Warehouses. According to AEDG, HVAC units of 10 ton capacity must be at least 11.0 EER. The specified units for this project have an EER of 11.5, thus exceeding this requirement. 13 SEER is not applicable as SEER only applies to units 5 tons and smaller.
