Hi,
I have been living in a townhouse at 1913 19th St (on the same block as 1836 Pearl) for a little
over a year, and had no idea the little house with the boarded-up windows is as old as it is until
my roommate mentioned that it might be torn down soon. First, I love how the neighborhood
has maintained its pleasant mix of commercial and residential use, and I wish I had known that
1836, despite the disrepair it has recently fallen into, is a tangible relic of that. However, it is
also a bit of an awkward juxtaposition against the recently erected condos next door. Although
it's hard to see high-end luxury condos being built to replace quaint ranch-style houses, that is
the way of things. If 1836 were in better condition, I would certainly fight to keep it around.
As it is, I feel that the proposed restoration budget is an unreasonable expenditure to hang on
to a building that has lost most of its historical significance.
I cannot make the meeting tonight due to a prior commitment, so please accept this email as a
document of my opinion.

I represent 1813-1815 Pearl St (CCPL Real Estate Group LLC) in
this matter.
After a conversation with Marcy and a conversation with Chris
Hulse we think that in the best interests of all involved in the
development and those of us around that the building at this
time:
a.) Stay right where it is at
b.) The City does not begin Historic designation
c.) The City and the developer work to keep the building. Move
it to the Northern portion of the lot (in similar distance from
the curd as the two dwellings to the west are. And, most
importantly work with Chris and his group to cover the costs of
the move in monetary compensation and or reduction in
development costs within the City (building permits,taps, etc).
It seems to us that without a definitive plan for the parcel it
would not be right to just knock the structure down. The two
dwellings to the west have been incorporated into their
developments and we think add not detract from the area.
These units allow for the past and the present to coincide and
look great.
We also think that the City at this time should not try to
designate this home as Historic. That causes all kinds of issues
for the developer and could lead to nothing happening there
for quite some time (see the 700 block of 12th street for a
timeline and costs involved both mental and monetary).
Our suggestion shockingly is for the City and the developer to
get together and work out a happy medium for all involved. It
may actually mean that some in the City will have to think
outside of the box to get this done. But, in our opinion there is
a chance for high success here if everybody works together.
That is our position on this issue. If someone needs to discuss
this I would be more than happy to meet.
