Pnor to a building permit application, the Applicant shall submit a Technical Document Review application for the following items. subject to the approval of the Crty of Boulder Planning and Development Services Division a) Final architectural plans, including materials and colors, to insure compliance with the intent of this approval (and compatibility with the surrounding area). The architectural intent shown on the approved plans dated September 20, 2006 is acceptable, although staff encourages modifications to the 15th and Arapahoe thirtl story corner element as noted in Condition ft1 above to better define the corner at that location. Planning staff will review the final architectural plans to assure that the archiectural intent is performed. b) A detailed landscape plan, including size, quantity, and type of plants existing and proposed; type and quality of non-living landscaping materials; any site grading proposed, and any irrigation system proposed, to insure compliance with this approval and the City's landscaping requirements. Removal of trees must receive prior approval of the Planning Department. Removal of any tree in City right-of-way must also receive prior approval of the City Forester. c) A detailed lighting plan showing location, size, and intensity of illumination units, showing compliance with Section 9-3.3-17, B.R C. 1981. d) Building elevations for the trash enclosure, including materials, to insure compliance with this approval and compatibility with the surrounding area. e) A Final Drainage Plan and Report meeting the City of Boulder Design and Construction Standards. f) A Utility Connection Plan meeting the City of Boulder Design and Construction Standards. 3. Prior to a building permit application, the Applicant shall address the current lot line configuration through subdivision or the equivalent. 4. Prior to the issuance of a building permit, [he Applicant shall obtain a tloodplain development permit for work within the regulatory tloodplain 5. Prior to requesting a final inspection on any building permit, the Applicant shall construct a 12 foot wide attached sidewalk with tree grates along the property's frontage with 15th Street and an 8 foot wide detached sidewalk along the property's Arapahoe frontage. These sidewalks shall be constructed in compliance with the City of Boulder Design and Construction Standards. 7. Pnor to requesting a final inspection on any building permd, the Applicant shall install a Cny-approved lire sprinkler system designed in accordance with NFPA 13. Occupant notification is regwred throughout the site, including residential areas. The system is regwretl to be monitored by a UL listed receiving station.
