5C - Traffic Assessment - 6450 Gunpark Drive and 6455 Spine Road Office Expansion~ FELSBURG ~, HOLT & ULLEVIG en~in~erin; parhs ru n~,;l,;,~rrta~io~i sofiirr,~i: June 13, 2007 MEMORANDUM To: Mike Unger, Carroll & Lange From: Lyle DeVries, PE, PTOE~~ Re: Tra~c Assessment - 6450 Gunpark Drive and 6455 Spine Road O~ce Expansion FHU Reference No. 07-164 Per your request, we have developed a trip generation analysis of the proposed expansion of an office buiiding located at 6450 Gunpark Drive and 6455 Spine Road in Boulder, Colorado. The City of Bouider Design and Construction Standards (November 2000) require a fu~l traffic study for a development that would generate more than 100 peak hour vehicie-trips. This memorandum assesses the trip generation potential of the office expansion in view of this threshold. Based on information provided by the project architect, the existing office building is capable of accommodating up to 270 employees. The proposed expansion would increase the office capacity by approximately 100 employees, or 37 percent. In terms of floor area, the expansion would add 13,350 Square Feet (SF) to the existing 57,204 SF building (23 percent). To address the influence of the expansion on vehicle-trips, weekday AM and PM peak hour trips generated by the current office and p~oposed expansion were estimated based on trip formulas contained in Trip Generation (Institute of Transportation Engineers, 7'" Edition, 2003). To be conservative, trip calculations were developed based on employees rather than floor area, as the number of employees would increase by a greater percentage than floor area. Table 1 provides the results. Based on City of Boulder standards, a fuil traffic study would not be required for the proposed o~ce expansion. 6300 South Syracuse Way, Suite 600 Centennial, CO 80111 tel 303.72L1440 fax 303.721.0832 www.4iueng.com infoC~flzueng.com
