Boulder, CO 80304 7uly ]0, 2002 Boulder Planning Board Re: North Boulder Village Center Property Let's begin with the question: What has bewme of the North Bouider sub-communiry plan for a Village Center at the Yarmouth Street site? The development proposal under considerarion has not been well publicized and, from what I've heazd, falls far short of the Village Center goals. There is no grocery store planned for the site, although all neighborhood surveys indicate a shong desire for one. The development would be dominated by housing (-229K sq. ftJ at high density (-25 units/acre), with a request for a variance on height limits that is rotally out of character for the neighborhood. The large number of housing units (223) would adversely affect traffic. There would be token retail, ~35K sq. fr. and token open space. A lot of effort went into creating a plan for community in the Notth Boulder area, a group effort by Planning Department staff and residents. The Village Center was the plan's crown jewel, tying together the various smaller neighborhoods with bicycle and pedestrian paths, providing centralized shopping and civic (including library and post office annexes) opportunities in a mixed-use setting.
