City staff is involved with periodic review of traffic at Idyiwild and Lookout. Currently the intersection does not meet warrants for signalization. These warrants are described in the Manual of Uniform Traffic Control Devices (MUTCD) which is the national standard for determining if and when a signal is appropriate for an intersection. I and other transportation staff would be available to meet with you to review your data and also provide technical information for your project. Since a tra~c study will be conducted by the developer and reviewed by staff, we would be happy to take into account any information or data that you may have available in the review of this traffic study. I was appailed by the lack of open space for the project- we live in a'concrete jungle' as it is and should do everything in our power to keep as much green land as possible. I am not worried about the skyline but rather the density taller buiidings will create. Traffic is high on my list of concerns- I go to Fairview HS and commute 20 or more minutes each way so I am frequently driving on Lookout and past this proposed development, As part of a government project I am looking at putting in a traffic light at Lookout and Idylwild. I have done some research and would like to share my findings. During the majority of the day the tra~c exiting out of Gunbarrel Green subdivision onto Lookout is light and delay time minimal, but during rush hour the delay can be 5min though averages to 30-40 sec of delay per car. I feel that no matter what shape or form the project takes this intersection has to be closely watched in the years to come especialiy as traffic has already been increasing at a rate of 4% a year on Lookout Road.
