Proposal is to expand the Verlo Mattress Factory from 14,000 square feet to approximately 20,000 square feet. LOCATION: 3080 VALMONT RD COOR: N04W03 APPLICANT: RICHARD SUMERFIELD OWNER: DJS LLC APPLICATION: Use Review, Case # LUR2000-UR010 ZONING: IS-E (Service Industrial-Established) CASE MANAGER: Don Durso ' VESTED PROPERTY RIGHT: NO; the owner has waived the opportunity to create such right under Section 9-4-12, B.R.C. 1981. If no such appeal is filed, the decision shall be deemed final fourteen days after the date above mentioned. Appeal to Planning Board expires: April 20, 2001 IN ORDER FOR A BUILDING PERMIT APPLICATION TO BE PROCESSED FOR THIS PROJECT, A SIGNED DEVELOPMENT AGREEMENT AND SIGNED MYLAR PLANS MUST BE SUBMITTED TO THE PLANNING DEPARTMENT WITH DISPOSITION CONDITIONS AS APPROVED SHOWN ON THE MYLAR PLANS, IF THE DEVELOPMENT AGREEMENT IS NOT SIGNED WITHIN SIXTY (60) DAYS OF THE FINAL DECISION DATE, THE PLANNING DEPARTMENT APPROVAL AUTOMATICALLY EXPIRES. Pursuant to Section 9-4-8 of the Land Use Regulations (Boulder Revised Code, 1981), the Applicant must begin and complete Use Review, Case # LUR2000-UR010 within three years from the date of final approval. Failure to "substantially complete the approved complete" (as defined in Section 9-4-8) the development within three years shail cause the development approval to expire. CONDITIONS OF APPROVAL 1. The Applicant shall be responsible for ensuring that the development shall be in compliance with all approved plans dated March 12, 2001 on file in the City of Boulder Planning Department. 2. The Applicant shall not expand or modify the approved use, except pursuant to Subsection 9-4-9(g), B.R.C. 1981. Address: 3080 VALMONT RD 3. Prior to final building inspection of new construction, the Applicant shall install an additional fire hydrant on-site,~to bring the site into conformance with city hydrant spacing standards. No exterior portion of the building may exceed a 175-foot distance from a hydrant. 4. Fire Code requires installation of automatic fire sprinkler protection in the proposed addition, up to a one-hour separation wall. - 5. The Applicant will be required to replace any portions of the existing sidewalk adjacent to the subject property along Valmont Road which vary vertically by more than 3/4 of and inch. Repairs shall be made prior to final certificate of occupancy. 6. Prior to requesting a final inspection on any building permit, the Applicant shall install street trees as required by this approval. All trees in the public right-of-way must have the approval of the City Forester prior to installation and must be adequately watered by an irrigation system. 7. A final landscape plan will be required at the time of building permit, which meets the requirements of 9-3.3. Six • foot landscape buffers surrounding the parking areas are required, where no cross-traffic between lots is available.
