Coburn is the developer of Studio Mews The~r design process for the Mews will be a unique at-
tempt to bring many different azclutects together, each to design one or more of the buildings In
this way we will generate a truly eclectic project. There may be an opporturuty to get into the
buildu7g process early enough for the potential buyer to be directly involved in creating a custom
studio, residence, or both.
Coburn is plamm~g to hold a Focus Group on "I'hursday February 2151, between 7•00-9:00 pm at
the Boulder Pubhc Library m the Boulder Creek Meeting Room. Anyone mterested m the Studio
Mews is welcome to attend. There aze many decisions to be made in order to develop the best
possible pro~ect, we want you to be mvolved
For example: Should there be small, smgle user studios or lazger shared "co-op" style studios?
Should the residences have a pnvate space withm them for a pnvate studio or should the studio
be a detached space? Is there a desire for open, urvtttng studios, more private studios, or both?
We will be running this focus group m a round table format where we can ask questions of you,
the answers to which will help us aclueve an environment that best suits your needs. Of course,
quesrions of us will also be expected and encouraged.

Public Art
Part of the vision for the Holiday Dnve In is the mtegration of public art across the srte. We see many
great opportunities, including the preservarion and restoration of the "Holiday Drive In" sign that is
currently at the site. Also, inlays m the sidewalks and pedesman paths, creahve bus shelters, masonry
and stonework, landscaping, lighhng, and/or mural and sculptural work. Our hope is tttat residents and
visitors Find a vanety of whimsical creations as they walk or bike through the neighborhood We aze
currently seeking funding for tlus pro~ect and we anhctpate hoshng rivo compehtions m the upcomuig
months
Phasing
1) The first compehtion will support the eazly phases of the project: for artisric improvements
that will need to be coordinated with the construction of mfrastructure and buiidmgs at the site.
Tlus could mclude pro~ects that augment lighhng, sidewalks and pedestnan paths, benches, bus
shelters, masonry and stonework, landscape, and road and gateway features
2) The second competrtion will be later, as the construcrion of housmg neazs completion.
This will support sculptural elements, and/or murals, the restoration of the sign, work m the vest
pocket parks, down the pedestnan core, and at the commumty center

3) The third, and ongomg, phase of a public art presence at the site will come when the
development is complete and families and businesses have moved m At that rime, we plan to
have outdoor cinema in the pazk, artists markets on the pedestnan mall near the studios and
hve/work housing, workshops and classes at the site, a small gallery at the commumty center
and play structures m the pazks.

Habitat Families selected for Wild Sage Cohousing block
Five fazrulies have been selected to ~om the Wild Sage Cohousing group through a partnership
with Habitat for Humanity. These facmhes aze now pamciparing in the regular meerings of
cohousing members, in which the future restdents of the commumty work together on design and
development. The selected families will be contnbutmg 225-450 hours of sweat equity when con-
struction begins at the site this spring.
Habitat for Humanity will sell the houses to the selected families w~th zero-interest loans.
Habitat's family selecrion process takes about six months Families are selected on three cntena:
(1) their income, which is generally between $19,500 to $34,000 per yeaz; (2) need for housmg;
and (3) willingness to partner wrth Habitat through sweat equity and loan or mortgage payments.
Apphcants aze reqmred to volunteer on a Habitat construchon srte to learn about the commihnent
and hard work associated wrth sweat equity, and to learn if this arrangement is suitable for them.
All homeowners receive a zero-mterest mortgage on
the~r new home which is repaid to Habrtat over 25-35
years, depending on their income. These monthly
payments are then used to help build the next Habitat
homes.
Wild Sage Cohousing will be the first partnership of
Habitat for Humanity with a cohousmg community.
Habitat for Humanity has been very successful provid-

The Holiday Drive In T6eater Site is 27 acres in North Boulder. It is being redeveloped as
a new community that will include homes for sale and for rent in many price ranges.
There will be affordable and market rate apartments, townhouses, single family homes,
duplexes, and a co-housing community. Live/work studios for artists, craftspeople and
home businesses are planned, as well as a small, neighborhood business district.
