Bruce Dierking, 2~95 Canyon Blvd., stated that representatives from the property at 800
Arapahoe were absent at the May 2, 2007 meeting because of a misunderstanding and
outlined plans to secure and clean the house. He invited Historic Boulder and the boazd to
visit the property.

roof, remodel a non-contributing house and add a 2,490 sq. ft. second-story addition
at 2299 A~" Street in the Mapleton Hill Historic District, per Section 9-11-18 of the
Boulder Revised Code,1981 (HIS2007-00028).

Motion
On a motion made by . May, seconded by L. Rucker, the Landmarks Preservation Advisory
approved (3-2, L. Podmajersky, K. Watson opposed, N. Kornblum recused) the application
for the proposed demolition, reconstruction, and second-story addition at 2299 4th Street,
adopting the staff inemorandum dated June 6, 2007 as findings of the board, subject to the
following conditions of approval:
CONDITIONS OF APPROVAL
The applicant shall be responsible for ensuring that the development shall be constructed
in compliance with all approved plans on file in the City of Boulder Planning
Department, except as modified by these conditions of approval.
Prior to a building permit application, the applicant shall submit, subject to the final
review and approval of the Planning Director, final azchitectural plans, that include
materials and colors that address the following design details: window and door detail
and porch and balcony details. The applicant shall demonstrate that the design details aze
in compliance with the intent of this approval, the General Design Guidelines, and the
Mapleton Hill Historic District Design Guidelines.
B. Public hearing and consideration of initiating landmark designation of the property
located at 3231 11`" Street as a local landmark, per Section 9-11-3 of the Boulder
Revised Code,1981.

building and a portion of the site at 1215 Cedar Ave, to be known as the W ashington School, as a
local historic landmark, in that it conforms with Sections 9-11-1 and 9-11-2 ofthe Boulder
Revised Code, adopting the staff memorandum dated June 6, 2007 as findings of the boazd.
D. Public hearing and consideration of a landmark alteration certificate to rehabilitate
and add to the Washington School Building at 1215 Cedar Avenue (Landmark
designation pending), per Section 9-11-18 of the Boulder Revised Code, 1981
(HIS2007-00144).

N. Kornblum offered a friendly amendment that the applicant shall redesign fenestration for

Watson accepted the friendly amendment.
T. Plass offered a friendly amendment that the final exterior finish details regarding exterior
finish details, colors and materials shall go to the Landmazks Preservation Advisory Boazd
Design Review Committee meeting for final approval L. May and K. Watson accepted this
friendly amendment.
N. Kornblum offered a friendly amendment that the manner of repair and restoration for
masonry shall go to the Landmarks Preservation Advisory Boazd Design Review Committee
meeting for final approval. L. May and K Watson accepted the friendly amendment.
