Would like to Request to Lift the Stay of Demolition REASONS WHY: 1. Financial Duress ~ ~o ~~ S~~H ~ ~} ~ise .Shir~les @ s~i~~Kv~~~%~~'' a. every day my property sits there I am losing money b. my home is on Yhe market for Yhe very reason thaY I must sell, simply because I have to and w/ the stay in tact I'm unable to do so 2. Unable to Sell or do With My Home as I See Fit a. because the cost of trying to preserve and add on to the property is cost prohibitive b. no potential buyer is willing to put that amount of money into a property that: - has this sort of uncertainty hanging over it - has the threat of ever inereasing costs ... Loss of Property Rights a. unable to sell due to 180 day stay b. may be forced to list home well below market value just to get a buyer interested in spending the extra money to work around preserving some of the structure 4. Is it right to put a homeowner under this sort of financial strain? REBUTTAL AGAINST MAKING 2747 A LANDMAI2K: l. Unfair to Plaee a Stay for the Duration of 180 Days a. the financial hardship it is causing me b. can the board truly place a stay by just viewing a property - property is surrounded by numerous lg trees, shrubs and fencing blocking any accurate view of the structure - from the front one can only see a small portion of the home, albeit the charming aspect 2. Does CHARMING warrant HISTORIC? 3. Incongruous with Existing Neighborhood a not in a historic district b. vast majority of neighborhood is 50's flat roof homes c. construction style in neighborhood runs the gamut d. How can my home follow the same guidelines as a home situated in the Mapleton Hill district? 4. Singled Out a. Neighbors on both sides of my property spoke out against this demo - one stated that she didn't want to see any large homes go in that would change the fcel of the neighborhood, when in fact her home is 2600 sq fect and the plans for this new construction didn't exceed 2600 sq ft. The neighbor on the north side protested against the full demo when in fact he did that very thing and now has the largest home in the neighborhood b. This`not in my backyard°attitude concerns me especially when it has come from some of the most fortunate in my neighborhood. It now seems as though the neighborhood has dictated the future of my own home c. 2 out 8 homes demo'd betwn alpine and balsam - Len's next door (north side) and the home two doors south of mine Structure Unfit to Sustain a Remodel w/o Incurring Enormous Cost a. prospective buyers interested in renovating have shied away due to the amt of work needed and therefore the ultimate high cost of renovating b. now would be buyers will not touch it because, there again the amount of money to put into renovating and preserving some of the structure is just too expensive for a home of this size Working with City a. have pursued getting another engineer's report with an engineer referred by the Landmark Board so to ensure an un-bias report and one that has preservation in mind. However Neil mentioned that the city would haue to do their own independent report nonetheless. This seems like a never ending cycle - is it worth my while to pay for a second report only to find out iYs of no use? b. contacting neighbors for input in order to help find a solution c. open to and all comments, advice or direction in order to try and resolve this in a timely manner
