SUBJ: Mustard's Last Stand / DDAB review
Some time ago FAM presented a conceptual exterior design program for the exterior of
Mustards Last Stand Restaurant, located at 1719 Broadway, attached to the City of
Boulder Park Central Building. The plan at that time, and as reviewed by DDAB,
included a stone veneer and stucco application to the existing exterior wall surfaces, and
a steel assembly "cornice" struchue at the roof line to act as a mechanical screen. As I
recall, DDAB approved the basic concept.
Given the budget realities FAM is experiencing this yeaz, it has become necessary to
scale back the project in an effort to perform the much needed maintenance to the
exterior.
At this time, I would like to present to DDAB a revised project scope rlan wherein the
mechanical screen portion of the project will be deferred, and the exterior materials have
been revised to substitute modular brick for the previously indicated stor.e veneer. To that
end I am enclosing with this memorandum, ten sets of drawings indicarivg the first phase
of the pmject (exterior wall treatments only) as well as the proposed second phase
of the project, with the proposed mechanical screen assembly. The second phase of the
project is currently scheduled to be done in 2005 pending budget availability. The first
phase is planned to start withitt tlxe nexi 30 days_
Substitution of the modular brick veneer for the previously discussed st~r.e veaeer saves
a substantial amount of construction dollars and allows the project to proceed. It is the
position of FAM that the modular brick is in keeping with the adjacent palette oEmaterial
and is an appropriate solution for this project. We would propose a grey-grcen colored
bcick with complimentary colored stucco. I will have samples of the proposed materials
at the DDAB meeting.
FAM very much appreciates tfie opportunity to bring this revised design to DDAB. As I
understand, DDAB is available to review this design at the November 10, 2004 meeting.
